Property Tax Bills

Understanding Your Property Tax Bills

Taxes are levied twice a year. Taxes are based upon Taxable Value (One mill equals $1 per $1,000 of Taxable Value).



The Taxable Value of your property is set by formula and the Township Assessor. It is reported to you annually by the Assessment Change Notice which is mailed to you in February.  If you do not agree with your assessment, you will need to submit a Board of Review request form to challenge the assessment. The Board of Review convenes in early March to hear such requests.

If your taxes are paid by your mortgage company, you will receive a copy of your tax bill, marked “COPY.”  It is still the property owners’ responsibility to make sure the taxes due are paid on time.



According to the State of Michigan, failure to receive a tax bill does not excuse a person from paying property taxes by the due date.

Residents may view tax bills and payment history, make payments via credit card or e-check (additional fees apply); or search for tax information.

Summer tax bills are mailed by July 1st and payment must be received by September 14th (allow 7 days if mailing).  A 1% penalty will be applied to all payments received after the due date, and an additional 1% will be applied each month thereafter.

Qualified property owners must file a Principal Residence Exemption (PRE) Affidavit (Form2368) with the Township Assessor.  Please review the form to determine if you meet the qualifications.

If you are receiving this exemption, it will be indicated on your tax bill as “PRE: 100%.” 

The amount of the Principal Residence Exemption will also appear on your tax bill.

Qualified residents may request summer tax deferment by submitting an Application for Deferment of Summer Taxes Form (Form 471) by September 15th. These are tax deferments, NOT exemptions.  Please review the form to determine if you meet the qualifications. Tax will be deferred until February 14th of the following calendar year and you will avoid the late payment penalty. If not paid by the due date, a 3% penalty is applied.

On March 1st, any unpaid taxes are turned over to Barry County Treasurer as delinquent. Once submitted to the County Treasurer as delinquent, payments must be made to the Barry County Treasurer, Barry County Courthouse – Floor 1, 220 W. State Street, Hastings, MI 49058.

Late Summer Tax Payments: A 1% penalty will be applied to all payments received after the due date, and an additional 1% will be applied each month thereafter. Any unpaid Summer taxes will appear on the Winter tax bill.

Late Winter Tax Payments: A 3% penalty will be applied to all payments received after the due date. After 2/28/2025, unpaid 2024 Summer and Winter taxes are delinquent and must be paid directly to the Barry County Treasurer in Hastings.

Cash payments for the exact amount are only received when paying in person at the Township Hall.

Checks or money orders should be made payable to Johnstown Township. Any checks with errors will be returned.  Please allow 7-10 days for delivery.  A receipt will be mailed to you. If you do not receive a receipt, please call the Treasurer to be sure your payment was received.

The drop box available 24/7 and is located at the front of the Township Hall at 13641 S. M-37 Highway, Battle Creek, MI  49017. If using the drop box, non-cash payments must be received by 5:00 PM on the date due. A receipt will be mailed to you. If you do not receive a receipt, please call the Treasurer to be sure your payment was received.
